Troubleshooting & Diagnostics

A: In our coastal climate, first check your Air Filter (a clog restricts airflow, and heavy traffic indoor can also clog up a simple filter), ensure your Outdoor Condenser isn’t blocked by debris or salt buildup, and verify your Thermostat Settings are on “Cool” and “Auto” rather than “Fan On,” which can pull humidity back into the house.

A: A high-pitched screeching is typically a sign of a failing condenser fan motor bearing or high internal pressure in the compressor. Shut the system down immediately to prevent further damage and call George’s Air Conditioning for a diagnostic 409-744-1111.

A: You can try using a wet/dry vac on the exterior drain line to suck out the blockage (usually algae). However, in Texas City, Galveston, and our Coastal Community these lines often need a professional flush to ensure the secondary drain pan and safety switch are also clear and functional.

A: Both are possible. If your thermostat is under a supply vent, it may “think” the room is cool too quickly. However, it’s often a frozen evaporator coil caused by low refrigerant or restricted airflow. Turn the system off and check your filter first! If that doesn’t work call George’s Air Conditioning, 409-744-1111 – link to call

The Coastal Climate (Salt & Humidity)

A: Salt air is highly corrosive. We recommend a “Coastal Coating” professionally applied, this is not an after market process on new units. A Spay can may help, but not designed for our coastal environment and rinsing your outdoor coils gently with fresh water once a month will help to remove salt deposits.

A: Your AC might be oversized. If a system is too powerful, it cools the air so fast that it doesn’t run long enough to remove moisture. A dedicated whole-home dehumidifier is often the best solution for the 77551, 77550, and Coastal surrounding areas.  https://www.aprilaire.com/whole-house-products/dehumidifiers

Energy & Costs

A: To balance comfort and cost, the Department of Energy recommends 78°F when you’re home. In 77539, 77554, 77573 and all surrounding coastal areas even moving your thermostat up by 2 degrees can save significantly on your monthly electric bill.

A: Yes! Many residents in League City and Dickinson served by Entergy or TNMP are eligible for rebates on smart thermostats and high-SEER2 equipment. We can help you navigate these filings. Our Project Manager can help you in making those decisions.

Buying & Vetting Quotes

A: Prices vary based on SEER2 ratings and indoor air quality add-ons. The most important factor is the installation quality. Ensure your quote includes a new emergency drain pan, a float switch, and a permit from your local city (like Texas City or League City or Galveston ). Links to the city Pages

A: Always ask: 1) Will you perform a Manual J Load Calculation? 2) Are you licensed and insured in the State of Texas? 3) Does this include a 10-year parts warranty? 4) Will you handle the city permit process?

DIY Maintenance

A: We recommend pouring a cup of white vinegar down your condensate drain line once a month during the cooling season to prevent algae “slush” from forming.

A: If it trips once, you can try to reset it. If it trips again, do NOT flip it back on. This indicates a high-amp draw (such as a shorted compressor or a bad capacitor) that could cause an electrical fire.
